Mistakes That Sellers Make
_______________________________
The decision to sell your home can be a tough one to make. You have invested time and money into the home. It now reflects your personality and is filled with memories. Because of the many ties to the home, many sellers make decisions that are not sound. Below are common mistakes sellers make and how to avoid them.
1. Basing the asking price on needs or emotion rather than market value
All too often sellers make their pricing decisions based on how much they paid or invested in their home. Trust that your agent will use the most up-to-date market information to determine a reasonable price for your home.2. Pricing your home too high
Overpriced homes take longer to sell and eventually net the seller less money. Overpricing your home makes other homes more attractive. So avoid helping to sell other homes instead of yours. Compare your home with other sales in your area for a true price.3. Failing to stage the home correctly
First impressions are lasting ones. Put some items is storage, create more light. Make minor repairs and thoroughly clean your home. Your goal is to present your home so potential buyers can see themselves in it.4. Not providing easy access for showings
If your home is easy for agents to show, more potential buyers will see it. Consider how to handle pets: people will not remember the features of the home, they will recall the vicious dog, the finicky cat, or the fact that their allergies flared up in the home.5. Choosing an agent because he/she agrees with your asking price
If an agent simply agrees with your price, then you should question how objective and professional that agent is. This type of agent is more interested in getting the listing than helping you reach your goals. A good agent will guide you to an appropriate asking price based on market data.6. Listing with the agent who has the lowest commission
You get what you pay for. A low commission means less incentive to really push your property. Also a low commission means that a buyer`s agent will get less so there is not a lot of incentive to show your property.7. Believing that your agent is NOT doing the job when there are not any offers
If your home has been shown well, but still no offers have been made, then it`s time to re-evaluate the price. Don`t blame the agent, especially if you directed your agent on the price.8. Not giving the sales effort enough time
You should never allocate too little time to what is inherently a long process.
